AUCTION REGISTRATION and SALE SITES Registration begins at 10:00 A.M. (CT). The sale begins at 11:00 A.M. (CT). The auction will take place at the Oakwood Lodge located behind the Piggly Wiggly at 13759Brooklyn Road, Andalusia, AL 36421. (refer to directions to the sale site).

DIRECTIONS TO PROPERTY AND SALE SITE DIRECTIONS TO PROPERTY From Exit 104 on I-10:
Exit I-10 via exit 104. Travel north on County Road 279 and travel 1.0 mile. Turn right onto Old Spanish Trail for 0.5 miles. Take the second left onto Wrights Creek Road and travel 1.1 miles. Continue onto County Road 179 for 4.1 miles. There will be a slight left to stay on County Road 179 and travel 6.1 miles. Turn right onto Izagora Drive and travel 0.3 miles. Take the first right onto Clemmons Road and travel 1.0 mile. The property signs will be on your left and right.

Take I-65S for 56.7 miles to exit 114 in Georgiana. Turn left onto AL 106 E and travel 3.0 miles. Turn right onto AL-3 S/Mobile Road/US-31 S and travel 7.4 miles. Continue onto AL-55 S for 21.8 miles. Turn right onto River Falls Street and continue onto County Road 4/Western Bypass and travel 1.7 miles. Turn right onto Brooklyn Rd/ County Road 42. At exit 85, turn left onto FL-83 N/US-331and travel 2.1 miles. Turn left to stay on US-331 N and travel 1.9 miles. Turn right to stay on US-331 N and travel 22.0 miles. Turn left onto 5th Avenue and travel 1.7 miles. Stay left onto AL-55 N/ Lockhart Blvd. and travel 22.3 miles. Turn left at AL-55 / County Rd. 56 and travel 1.9 miles. Turn right onto Western Bypass and travel 1.0 mile. Turn left onto Brooklyn Rd/ County Road 42. The Oakwood Lodge is located behind the Piggly Wiggly on the right.
BUYER BROKER PARTICIPATION
Up to a 2% commission will be paid to any properly licensed Buyer’s Broker who registers a successful Buyer according to the Broker Participation Guidelines. Broker registration forms are available online at www.jpking.com. Forms must be completed and returned no later than 48 hours prior to the auction.
BUYER'S PREMIUM
A ten-percent (10%) Buyer's Premium will be added to the winning bid price to arrive at the total contract price paid by the Buyer.
TERMS
A ten-percent (10%) down payment will be due immediately after being declared the Buyer. The balance is due in cash at closing within 30 days.
