DIRECTIONS TO PROPERTY From the intersection of McMasters Ave. and Mark Twain Ave. in Hannibal MO:
Travel West on US-36W for 31.7 miles. Turn right at State Hwy T and travel for 10.1 miles. Continue straight onto State Hwy W for 3.9 miles. Turn right onto County Road 262 and travel 0.3 miles. Turn left onto State Hwy W and travel 5.3 miles. Turn right onto Couty Road 170 and the property signs will be at the end of the road on your right.
BUYER BROKER PARTICIPATION
Up to a 2% commission will be paid to any properly licensed Buyer’s Broker who registers a successful Buyer according to the Broker Participation Guidelines. Broker registration forms are available online at www.jpking.com. Forms must be completed and returned no later than 48 hours prior to the auction.
BUYER'S PREMIUM
A ten-percent (10%) Buyer's Premium will be added to the winning bid price to arrive at the total contract price paid by the Buyer.
TERMS
A ten-percent (10%) down payment will be due immediately after being declared the Buyer. The balance is due in cash at closing within 30 days.
