AUCTION DATE & TIME The auction will take place on Saturday, September 17, 2005 at 10:00 am (MT). 
AUCTION SALES SITE The auction will be held in the main ballroom at the Hilton (formerly Holiday Inn) at 425, West Prospect Road, Fort Collins.
AUCTION REGISTRATION Registration begins at 8:00 am (MT) on auction day, Saturday, September 17, 2005.

BUYER BROKER Up to three percent (3%) commission will be paid to any properly licensed Buyer Broker who registers a successful buyer according to the Buyer Broker Guidelines.  Broker registration forms are available from the Auction Information Office.  Broker Registration must be received by the Auction Information Office no later than 48 hours prior to auction day.
PROPERTY The land consists of 3,082 acres to be sold in parcels of 35  acres or larger.  The land will be sold absolute to the highest bidder.  The property also includes some lakefront parcels situated on Curtis Lake.  The auction consists of four (4) separate properties.
WATER RIGHTS 800  Colorado-Big Thompson Water Shares will be offered in units of 25.  400 shares will be sold absolute to the highest bidder. 
ONSITE AUCTION INFORMATION OFFICE Auction representatives will be available on-site at Property #4, 4629 North Overland Trail, LaPorte, Colorado (former Holcim offices) beginning Saturday, August 27, 2005 through Friday, September 16, 2005 from 10:00 am (MT) until 5:00 pm (MT), Monday through Saturday; and from 1:00 pm (MT) until 5:00 pm (MT) on Sunday.   You may contact an on-site J. DIRECTIONS TO PROPERTY From Denver travel North on I-25 to Exit #269B.  Turn onto Highway 14W and travel 3.3 miles (west to Fort Collins).  Turn right onto Riverside Avenue and travel 0.9 miles.  (Riverside Avenue becomes Jefferson Street).  Turn right onto US-287N.  (College Avenue).  Travel 3.3 miles, bear right, still traveling on US-287 N.  Turn right onto N. Overland Trail (County Road 21C) and travel 0.6 miles.  Turn left into gated drive to the J.P. King on-site information office (former Holcim offices).
DIRECTIONS TO SALE SITE From Denver, travel North on I-25 to Exit #268.  Drive west toward Fort Collins onto Prospect Road.  Travel 4.2 miles and the Fort Collins Hilton is on the left.
BUYER'S PREMIUM A ten-percent (10%) Buyer's Premium will be added to the winning bid price to arrive at the total contract price paid by the purchaser.


A ten-percent (10%) down payment will be due immediately after being declared the buyer.  The balance is due in cash at closing within 30 days.
