Padua Stables, among world’s largest Thoroughbred estates, to sell at auction

With an original asking price of $35 million, industry leader Satish Sanan chose to sell his upscale, 763-acre equestrian facility at a real estate auction

OCALA, Fla. — Padua Stables, the 763-acre property built and owned by Thoroughbred industry leader, owner and breeder Satish Sanan, will sell at a real estate auction on May 31. One of the world’s most pristine Thoroughbred estates, the facility is available in two tracts or as an entirety, providing an opportunity to own part of the impeccable property. The auction will be conducted by J.P. King Auction Company.

When Sanan decided to begin construction on Padua Stables in 1998, he toured stables around the United States and Europe to ensure he created the most state-of-the-art facility. He has spent the years since developing it into the estate farm that includes an 8,000 square-foot home, 13 guest houses and the 11 barns that combine for 202 stalls.

“Padua has evolved into a breed-to-race operation rather than buying horses, and we decided the best thing for us was to transition to Kentucky,” said Sanan. “We were shipping mares from Florida to Kentucky and back again every year, and it didn’t make sense anymore. It’s a shame, because we put our heart and soul and a lot of capital into the farm in Florida, but it’s the best thing for us to do.”

Sanan, one of the sport’s leading statesmen, has invested $30 million into Padua Stables over the years. Originally listed at $30 million, he reduced the list price to $25 million before choosing to sell at auction.

“We interviewed a lot of auction companies, and J.P. King had the reputation we were looking for and was the biggest, best and most experienced with a type of property like ours,” Sanan said.

While training horses at Padua, Sanan has produced numerous Graded Stakes winners and four Breeder’s Cup champions.

About Padua Stables: Situated over 763 sprawling acres, Padua Stables is one of the world’s most impressive equestrian facilities. The property features an eight-bedroom, 5.5-bathroom estate home along with a guest home, staff housing, spring-fed ponds, a boat dock with lift, state-of-the-art complexes for training and an upscale, executive office.

The equestrian facilities include 11 premier barns with 202 stalls, a 3/4-mile dirt track and a one-mile turf track, each designed by Dennis Moore. There are numerous covered hot walkers and round pens, a stallion breeding center, training facility, broodmare/foaling operation and a 7,000 square-foot dormitory with 22 rooms and 13 homes, perfect for managers, staff or guests. With three maintenance buildings, a hay/feed storage building and three greenhouses, Padua Stables is the definition of a turn-key operation.

The home itself occupies three stories overlooking Lake Lotus and includes a pool and spa area and a large lanai. Additional specifics of each improvement can be found at the Padua Stables listing on J. P. King’s website.
