1.Read and review the following documents:

Real Property Sale Contract
Property Specific Disclosures
Any and all additional materials needed to make an informed decision about the Property prior to submitting an offer

2.Submit the following items on or before January 18, 2011 at 5:00 p.m.:
Real Property Sale Contract and all attachments. Make sure all areas of the contract are completed and signed in their entirety.
Auction Buyer’s Broker Incentive Program Broker Registration Form as applicable.
Cashier’s check or wire transfer, made payable to First American Title Company, in the amount of $100,000.00 (“Earnest Money Deposit”). If sending a cashier’s check, please send the check with the Real Property Sale Contract. If sending a wire transfer please transfer the funds to First American (refer to wiring instructions).
Send all items to J. P. King Auction Company Nevada, attention Joe Childers, 3470 E. Russell Road, Suite #277, Las Vegas, NV 89120.

3. Upon acceptance of offer by Seller, Buyer will be required to increase the amount of the Earnest Money Deposit, from that of $100,000.00, to that of no less than ten percent (10%) of the total contract price of the Property. Non-winning Buyer(s) will receive their $100,000.00 cashier’s check or wire transfer back upon rejection of sale contract.

4. Closing will be scheduled on or before February 17, 2011 with First American
Title Company.
