Located in Mesa County midway between Denver and Salt Lake City near Grand Junction, Colorado is Powderhorn Ski Resort, an established and fully operational family-friendly resort accompanied with 750+/- total deeded acres. The resort is nestled on the northern escarpment of the Grand Mesa, a stunningly beautiful mountain that is popular for fishing and hiking during the summers, and skiing, snowmobiling, ice fishing, and snow shoeing in the winters. Gorgeous Powderhorn Ski Resort is currently a day-use ski area serving the Grand Junction/Mesa County area. In 2002, the United States Forest Service (USFS) approved a USFS-required Master Development Plan that provided extensive development and improvements of the use of the ski area. A significant amount of the improvements authorized have been completed. Powderhorn is currently in the 11th year of a 30-year renewable Forest Service Special Use Permit that allows the resort to use 1,600+/- acres of forest land for the ski slopes. Powderhorn has 600+/- groomed areas, on 44 named trails and many acres of off-piste terrain, including gladed and treed areas. All 1,600+/- acres are skiable and designated for various levels of experience. Powderhorn’s base elevation is 8,200+/- ft and the top is at 9,850+/- ft, receiving 250” of average annual snowfall. The lower 21+/- acres of the ski area has snowmaking that is used primarily early in the season to build the base at the bottom of the mountain. Powderhorn offers a relaxing and serene resort escape with the convenience of recreation, lodging, dining, and shopping at your fingertips. An experienced and professional staff is currently in place including aproximately 350 employees during the Winter peak season and 30 during the summer. Group One- PhotosPowderhorn Ski Resort- Consisting of Ski Lifts, Day Lodge, Parking Areas, Office, 2 Maintenance Shops, Rolling Stock, and Retail Shop with Inventory, Group One will be selling Absolute as an entirety. Powderhorn has 3 medium speed, fixed grip lifts and one surface lift that are in good working order and have been inspected regularly by both Powderhorn staff and the Colorado Passenger Tramway Safety Board. The current lift capacity for Powderhorn is 1,980 skiers per day, with an increased 4,500 skiers per day with the completion of the Master Development Plan. The Day Lodge occupies the Sunset Grille, a casual restaurant with wonderful views of the surrounding ski slopes and valleys. Sunset Grille has a full-service bar and can seat 200-220 people indoors, with additional patio space for 150-200 patrons. The Day Lodge is also home to adult and youth ski schools, ticketing and rental-retail facilities, and a conference room. The Lodge boasts an incredible 5,000 sf deck above the conference room that provides picnic and outdoor lounging space. Two maintenance shops are located near the Lodge as well as 3 skier parking lots with a 750 total vehicle capacity. The ski school at Powderhorn, an income producing component of the resort, offers youth and adult lessons in addition to a program for skiers with disabilities. Additional revenue derives from the continually growing sales of retail items and rental operation. Group Two- PhotosThe rustic, yet modernized, Inn at Wildewood consists of a hotel and restaurant and will be selling Absolute as an entirety. A $1 million renovation was completed on the skin-in ski-out Inn that also contains a dry sauna and a large common “family room” with fireplace and amenities. The Inn hosts 16 guest rooms that range from double-bed rooms to condo-style units that can accommodate up to ten guests. Aside from the condominium and timeshare units at Powderhorn and limited cabins in nearby Mesa, Inn at Wildewood is one of the only lodging facilities in the area. The restaurant is a handsome space that seats 85, with additional outdoor deck seating for 30. It has a casual resort atmosphere and offers an upscale menu. Site #1at .588+/- acre and Site #2 at .385+/- acre will now be conveyed with Group 2. Group Three- PhotosFive development sites in and around the ski area will be offered Absolute and selling separately. Sites range from 0.7+/- to 0.96+/- acres, with several adjacent sites. Designated use of the sites includes playground and multi-family, and/or general infrastructure for the ski resort. Group Four- PhotosSelling Absolute, 1.15+/- acres for Mountain View Condominium development site will be offered. A cement foundation has been poured for the condos and a covered parking garage constructed. The condos will serve as excellent investments and provide one of the few lodging facilities in the area. A blueprint has been developed for a multi-story condominium building. Group FiveLocated in the Wildewood Subdivision, 15 single-family lots will be selling Absolute and separately, while 5 tracts will be selling Absolute in an entirety. The lots offer breathtaking views and range in size from 0.19+/- to 0.27+/- acres. Wildewood is a 48-lot subdivision comprised of single family homes and four-plex sites. Infrastructure is currently in place and includes paved roads and utilities. These lots are ideal for constructing permanent or vacation residences with convenient access to the amenities of the ski resort. The tracts range from 0.69+/- to 8.86+/- acres and will be utilized for open space or common areas for Wildewood Subdivision. Group Six- PhotosA 700+/- acres development tract will be offered. This desirable property is located below the ski property and offers incredible views of Grand Mesa and Powderhorn Ski Resort. It is ideal for the development of a golf course community with potential home sites.
